My plans for my Efficient Home!

WATER RECYCLING
(1) Toilet water is the only water that is not recycled, it goes directly in the sewer system.
(2) Shower, dish washing, laundry and soapy sink water is separately piped from toilet water, it is filtered trough a sand box, collected in large plastic underground containers then pumped out to water plants, garden or lawn.
(3) Drinking water almost never used to water plants.
(4) Rainwater collected from my 120m^2 roof fills my swimming pool for free.

HOUSE DESIGN AND BUILD
Eight sided octagon shaped two story concrete block hardened 2x6 normal California style wood building with 6-8 inch concrete slab on ground floor. 5-6 meter equal sided octagon shaped concrete block hard outside wall, no windows, 6-7 meter tall. 2x6 interior wood walls immediately inside of hard concrete block outside wall, 2.75-3.15 meter tall ceiling on ground floor, 2.4 meter tall ceiling upstairs, fully insulated 2x6 wood wall that will also contain pipes for liquid based central heating and cooling system along with wires. Living room, kitchen, TV-room, dining room, 1/2 bathroom, laundry room, storage and walkways on ground floor, bedrooms, study/office or library and full bathrooms upstairs. Bathrooms are planned to be above kitchen area where water pipes are located. 5-10% slanted otherwise flat roof that collects rain water and efficiently fills near by swimming pool for free, the concrete block wall will have alternating cement blocks on top edges of 6-7 meter tall wall for castle like appearance, inside the concrete block wall the 120.7-173.8 m^2 per floor 2x6 wood construction octagon house ensures insulated modern high tech living.

HEATING AND COOLING
Centrally heated and cooled water based auto circulating cast iron radiation system taking advantage of hot water currents rising and cold water currents falling in pipes to move working fluid around in the system. Heat source will be a simple propane water heater like found in Motor Homes, 5-10 gallon size. Cold source will be an ammonia evaporation based cooling system running on a small propane flame and chilling the working fluid summer time when air conditioning is desired. Antifreeze added to prevent freezing or boiling of the circulating fluid which will be quiet and needs minimal electricity to run. Pipes running in downstairs concrete slab will pre-chill the returning chilled water (summer time only) before ammonia evaporation cooling system further reduces working fluids temperature to desired cooling temperature which is then circulated out to cast iron radiators.

FRESH AIR CIRCULATION
Vent pipes from roof circulate air by natural convection or electricity via electric fans, laundry room, water heater room will have updraft air currents leading to the outside.

NATURAL LIGHTING
Light tunnel will bring sunlight to the ground floor which will be distributed 360 degrees. On the roof many mirrors will reflect the suns energy to a central mirror that will reflect the collected solar energy to ground floor via a light tunnel which will be a simple .3 x .3 meter wood tunnel lined with mirrors inside. Upstairs areas will be lighted by simple sky windows from the roof that allow plenty of sunlight to enter the interior living space of the octagon house. All skylight windows will have metal curtain like outside protective covers that will protect from hail or to much sunlight by rolling over the glass window as necessary.

ARTIFICIAL LIGHTING
I will use hundreds of bright white low voltage light emitting diodes (LEDs) on the ground floor which will all be built into the ceiling and will switch on in three stages each turning on 33 LEDs per m^2 and one "night light" red LED per m^2 always on even when all 99 other bright white LEDs are off.

NSA PROOF ELECTROMAGNETIC SHIELD SYSTEM
On the 2x6 wood frame between the plywood and the frame I plan to use riveted together grounded sheet metal thick enough to withstand microwave and X-ray imaging radiation employed by mobile or stationary survailance teams using such scopes to easily image people things or situations inside unshielded structures as well as leaking radio signals from within unshielded houses.

WATER HEATER SYSTEM
Propane powered, solar augmented with 110-220VAC backup.

REFRIGERATION SYSTEM
Propane flame powered ammonia evaporation based refrigerator system with 110-220VAC backup.

110-220VAC POWER
110-220VAC power from power company is backed up by efficient 10Kw diesel generator and a 12VDC battery bank powered inverter.

12VDC POWER
Numerous 6VDC batteries connected in 12VDC configuration and charged whenever 110-220AC power is available, augmented by solar panel charging.

LANDSCAPING
Stone wall around the property 1.75 - 2.25m high completely securing the property, made to look pretty by living vines on inside and outside of wall. I will include a 20x40m area for vegetable garden a part of which may be enclosed as a green house, an area for grapes and fruit trees to grow, a pond populated with fish and birds with an island in the pond. A barbeque red stone construction, a 25 meter long lap pool, a hot tub building surrounded by fast growing green bushes, propane tank area isolated from view by concrete block U shaped wall near which also isolated is the trash cans, near which the power company electric meter and 110-220VAC backup generator building and 12VDC batteries, underground utilities to house from this building, all sorts of little hills and valleys with many trees located throughout the property, a parking area inside the concrete block wall, an automatic iron security gate that moves on rails to open or close, paved and lined parking for 6-10 vehicles inside. Will probably finish parts of landscaping before starting main house construction so that trees and bushes will have a chance to grow for the many years that main house building may take.

LOCATION
North of Santa Barbara and south of Monterey in California somewhere near the Pacific Ocean with a pleasant view of the ocean on a one hectare flat land no less than 50 meters above sea level, and I am still a US citizen so I can build this house in California!

VALUE AND COST
Land in the right location, very expensive... Building materials with planned technologies and redundant systems... moderately expensive ($550K-USD) Taxes on this dream house paid every year very expensive... It may be appraised 3-4 million dollars when finished...

TIME TO COMPLETION
Working alone with no delay in funding and able to always purchase and use building materials as needed I expect to keep myself busy full time building my dream house by myself for 3-5 years. I expect to order concrete and pump it in when using large quantities otherwise I expect to mix it myself from premix bags delivered by the crate full, I also expect to buy and operate my own landscaping tractor that I could resell at the end of project.

OCTAGON vs SQUARE HOUSE AREA CALCULATION
Using a TI-85 or similar calculator;

y1 = 2x^2 + 4x((x^2 / 2)^(1/2))
y2 = x + 2((x^2 / 2)^(1/2))
y3 = 8x
y4 = (2x)^2
y5 = y4/y1

x is the length of any one of eight equal lenght walls in an octagon house
y1 is the general area formula for an octagon house of wall length x
y2 is the distance between any two facing walls in an octagon house
y3 is the length of the perimeter wall in an octagon house
y4 is the area of a square house with the same length of perimeter wall
y5 is the formula to compare and contrast the efficiency of an octagon house vs a square house in terms of area for using the same lenght of walls in each design...

y1/y4 = 1.2071

An octagon house is about 21% more efficient than a square house!
(You gain 21% more interior living space (area) for the same length of walls used)

So why are people still living in square houses?
